If you live in Richfield Station in Chesapeake Beach, MD, and you’ve been wondering what homes are actually selling for right now, here’s a clear look at the most recent sales using our local Bright MLS data.
This breakdown separates townhouses and condos, since buyers value them differently and they trade in different price ranges.

Townhouse sales at Richfield Station
All the townhouses sold in Richfield Station were three-level homes with basements, some with and without a garage.
Recent townhouse sale prices ranged from $340,000 to $408,000.
The median sale price for townhouses in this group was $375,000.
Most of the townhouses that sold did not include a garage and closed around the mid-$300s. The most recent townhouse with a garage, located at 8174 Woodland Lane, sold in August for $408,000, showing that garage space can push value higher within the same neighborhood.
Condo sales at Richfield Station
Richfield Station also includes two-level condo units, which follow a different pricing pattern. These homes are typically more uniform in layout and include rear-entry garages as a standard feature.
Recent condo sale prices ranged from $359,000 to $370,000.
The median sale price for condos was $365,000.
Compared to townhouses, condo pricing in Richfield Station tends to stay within a tighter range, with less variation from one sale to the next.
How long does it take to sell in Richfield Station?

Recent sales show that townhouses in Richfield Station are moving quickly. Closed townhouse listings went under contract in an average of just over four days, with a median time of about five days on the market.
Condo sales also moved, but with more variation. While many condos sold within the first week, a few homes took longer, bringing the average time on market closer to 19 days, with a median of 7 days. The takeaway is that both property types are selling, but townhouses are seeing faster and more consistent buyer activity.
Detached homes
Detached homes in Richfield Station are taking longer to sell compared to townhouses and condos. While a recent detached sale closed in about 12 days, current and recent listings show much longer time on market, with some homes sitting for several months. Most detached homes are priced in a higher range, which naturally limits the buyer pool and leads to longer selling timelines. By contrast, townhouses and condos remain the fastest-moving segments in the neighborhood.
What does this say about the local market?

As we head into the spring market, the takeaway for Richfield Station homeowners is that pricing precision matters. Townhouses and condos are both moving, but they respond differently to price, features, and timing.
Townhouses show more price spread based on features like garage space, while condos tend to cluster closer together in value.
If you’re thinking about selling in Richfield Station, understanding which category your home falls into and how buyers compare it is key to setting the right expectations and pricing strategy.
