If you live in Windward Key, you’ve probably noticed something unusual lately… we’ve had several homes come on the market at the same time.
That doesn’t happen often here.
And when it does, it usually raises the same question… what are homes actually selling for right now?
Between what we see online, what we hear from neighbors, and the occasional “did you hear what that one sold for,” it’s not always easy to get a clear picture of where values really are.
So I pulled the numbers, including what’s currently for sale, what’s going under contract, and even a couple of sales that never hit the market.
Windward Key Home Prices – May 2026 Update
As of early May 2026, there are five homes in Windward Key in Chesapeake Beach, MD that are either active, active under contract, or coming soon, with prices ranging from $759,900 to $899,000 and a median list price of around $850,000.

That might not sound like a lot if you’re looking at the broader Chesapeake Beach or Calvert County market, but for this community, it’s unusual to see this many homes available at the same time.
Most of the time, we might have one, maybe two homes for sale.
Seeing several homes hit the market together gives buyers options they don’t usually have here, which can influence how homes are priced and how quickly they sell.
Recent Windward Key Home Sales (Including Off-Market)

This is where it gets interesting. There were at least two recent sales in Windward Key that never hit the MLS.
One closed at $887,000 (8065 Windward Key Dr), and another at $1,100,000 (8187 Windward Key Dr), both Chesapeake Bay front.
That says a lot about the demand here.
These sales show that some properties are able to attract strong offers without ever being publicly listed. And in the case of the $1.1M sale, it also shows that Windward Key home values in 2026 can reach into the million-dollar range for certain properties.

Windward Key is a waterfront townhouse community in Chesapeake Beach, Maryland, known for its direct access to the Chesapeake Bay, private beach, marina access, and walkability to restaurants, the boardwalk, and local attractions.
People aren’t just buying a home here.
They’re buying the ability to walk to the water, sit on the deck and watch the bay, use the pool in the summer, and enjoy a coastal lifestyle without giving up convenience.
That combination is what continues to drive demand in this community.
Is Now a Good Time to Sell in Windward Key?
It depends on how you approach it.
Right now, we have something we don’t usually see in Windward Key… multiple homes for sale at the same time. That gives buyers options, and when buyers have options, they slow down and compare.
We’re seeing that play out in the market. Some homes are moving, but others are taking several weeks, even close to two months, to go under contract.
The homes that are priced right and show well are still selling. But they’re not the only option a buyer has right now, and that changes the strategy.
Timing still matters. Spring and early summer tend to bring the most serious buyers in Chesapeake Beach, especially for homes near the water.

The best way to understand value is by looking at what has actually sold.
Recent sales in Windward Key from 2024 ranged between $750,000 and $809,500, which gives us a baseline. Since then, there have also been two more recent off-market sales at $887,000 and $1,100,000, showing where the top end can go depending on the property.
What’s currently listed gives us context, not value. It shows where sellers are positioning their homes and what buyers are comparing, but it doesn’t guarantee what those homes will sell for.
Where your home falls within that range depends on your specific property. Your view, condition, layout, whether you have a slip, and how your home compares to what buyers are seeing today.
Final Thoughts on Windward Key Home Values

Living here, it’s easy to forget how unique Windward Key really is until you look at it through a buyer’s eyes.
There aren’t many communities in Chesapeake Beach, MD, or in Calvert County in general that offer this combination of location, lifestyle, and price point.
And the numbers we’re seeing right now reflect that.
What about rental values in Windward Key?

Rental opportunities in Windward Key appear to be very limited, which is common in waterfront and highly owner-occupied communities.
The last one rented that was posted on the MLS system was in February 2025 for $3,500, bayfront.

Yes, overall prices are higher than last year. As of March 2026, the median sold price in the 20732 area is $529,000, up from $438,125 a year ago.
At the same time, the market is adjusting as inventory increases, so pricing is becoming more sensitive to competition and conditions.
Bottom line for Windward Key sellers
We’re seeing something different right now with multiple homes on the market at the same time. Buyers have more options, which means pricing and presentation matter more than ever.
Homes are still selling, but they’re competing directly with each other. The ones that stand out and are priced correctly are the ones getting the attention.
